What Exactly is Sealcoating? Sealcoating is a thin, liquid layer applied over the paved surface, that offers increased protection against UV rays, rain and other precipitation, and other fluids (like motor oil, for example). This isn’t a solution for existing problems, like cracks or potholes, but it provides doughty resistance against the typical terrors for paved surfaces. Sealcoating is a firm defender of asphalt, and can help to extend the lifespan of your driveway, road, or parking lot, by even further. Protecting Against the Elements We experience pretty high temperatures in the San Bernardino area, so you’ll want to feel sure your driveway or parking lot surface is heat resistant. Although asphalt is already a hardy material, sealcoating provides an intrepid defense against soaring temperatures. This prevents cracking, which can lead to bigger issues. Asphalt sealing is also highly moisture resistant, and that is crucial in stopping the infiltration of water into the paving. Once water gets in, it might only be a matter of time before expansion or freeze-thaw cycles take place, and the problems that result from that can be a much bigger headache to deal with. Sealcoating is a great insurance policy against these issues. Extended Lifespan Surface decline is likely to happen whatever material you use for your driveway, and that’s also the case with asphalt. Fortunately, this decay is very slow with asphalt, and that’s even more the case when sealcoating is applied. Sealing the surface slows the rate of oxidation, which results in a longer lifespan. Some oxidation needs to occur following the pouring of asphalt – it ensures the surface hardens – but if too much takes place, the material can become more brittle over the years, and more prone to cracking and other structural failures. Applying sealcoating every 2-5 years will add plenty of time to the life of your surface. Sealcoat or New Surface? At San Bernardino Asphalt Paving, we want only the best for our customers. Sometimes that means we’ll recommend a new sealcoat, and at other times, we might think the best course of action is a fresh driveway, or more substantial repairs. Our experienced contractors can examine your surface, and evaluate whether more or less significant work is needed. We manage asphalt from its inception on your property, and you can rest easy that we’ll do everything we can to keep your costs down. Our honest and transparent assessments make sure you’ll receive the most suitable service for your situation. |
